1. Built-Up Area (BUA)

The total area covered by the building’s perimeter, including all walls, rooms, and shared spaces like lobbies and staircases.

  • Includes: Walls, internal partitions, and usable space within.
  • Excludes: Open spaces like balconies.

BUILTUP AREA=CARPET AREA + WALL AREA

Uses:

  • Property Tax calculation is done on basis of Built-up Area.
  • Widely used by Gov Authorities (Municipal Corporation, Development Authorities)

2. Carpet Area

The actual usable area inside a property where carpets can be laid, excluding walls and structural elements.

  • Includes: Bedrooms, living rooms, kitchens, bathrooms.
  • Excludes: Walls, balconies, terraces.

3. Super Built-Up Area

The built-up area plus a proportionate share of common areas in a building, like lobbies, staircases, and amenities. Often used in real estate for pricing apartments.

  • Includes: Lobby, Lift Shaft, staircases, Pipe duct, Covered common facility.
  • Excludes: Roof Terrace, Park, Garden, Play Area.

4. Floor Area Ratio (FAR)/Floor Space Index (FSI)

A ratio that defines the permissible floor area to the plot size.
